When it comes to showing a listing there are some very basic rules that need to be followed and here are a few of the more obvious ones:
out of sight and out of mind – remove all pets and pet paraphanelia – you clients may love Fido and his quirky odors and habits but not everyone loves a pet;
out of sight and out of mind 2 – same applies to children – out of the way, preferably out of the home so there are no noises and distractions – we want the potential buyer to be focused on the home not being assailed by a questioning 5 year old or a surly teenager feeling their space is being invaded when their room is inspected;
clean up the yard – first impressions do count so ensure that the yard is clean and tidy, mow the lawn and any basic repairs to the fence gets done;
make a grand entrance – walking into a home for the first time makes a great play on the mind of a potential buyer – ensure that the hallway is clean and tidy, free of obstruction and even better, give it a new coat of paint so you get that just painted smell and feel as you enter.
